Several hotels, multi-family, and office projects are all close to starting construction in the downtown area of Phoenix, the fifth-largest city in the country. 

Market Overview 

Downtown Phoenix is a major financial and government center for the southwest.

Wells Fargo, JP Morgan Chase, and Bank of America all have a major presence in the neighborhood, as does Arizona State University. City, state, and county government offices are also located in downtown Phoenix. 

All of this makes the city center an attractive center for new development. Apartments lead the way in construction, but there are also hotel and commercial construction projects underway or in planning in the Valley of the Sun. 

These are five notable projects expected to break ground in the next few months in downtown Phoenix:  

Mayo Clinic Integrated Education and Research Building

Plans call for the construction of a new 150,000-square-foot Integrated Education and Research Building as part of the Arizona Forward Project that will be constructed adjacent to Arizona State University’s Health Futures Center. The two buildings will be connected by a walkway. The new facility will include 20 or more biomedical and translational research labs for 20 new physicians and scientists. It will also provide additional space for the Mayo Clinic medical school and training programs.

Merit Sky Harbor Industrial Park

Plans call for an 896,400-square-foot industrial park with seven buildings on 83 acres.

Skye on 6th

Plans call for an apartment complex with 309 studios to two-bedroom apartments. The average unit size will be 655 square feet and 10 percent of the units will be marked as affordable housing. The complex will also have restaurants, 7,000 square feet of retail, co-working space, an amenities deck, and 201 residential and six commercial parking spaces.

Broadstone Camelback

Plans call for the construction of a four-story apartment building with 280 units. Amenities will include a fitness center, pool and barbecue areas. There will also be two levels of a parking garage.

Planning Stage Construction Projects

Laveen Spectrum Mixed-Use Development

Plans call for the construction of a three-phase development. Phase I will include commercial and retail spaces on 18.35 acres. Phase II will include hotels, medical offices, self-storage, office uses, and a mix of multifamily or single-family housing on 35.54 acres. Phase III will include more residential housings on 17.95 acres.

Dobbins Industrial and Tech Park

Plans call for the construction of an industrial and technology business park. Plans consist of 3,841,500 square feet of light industrial, warehouse, and other employment use buildings, a two-story, 40,000-square-foot office, and a 420,000-square-foot manufacturing research building.

The Blue

Plans call for the demolition of the partial structures, and the construction of a 26-story, 651,500-square-foot mixed-use building with 200 condominium units, 200 hotel rooms, a six-level parking garage, retail stores, offices, and restaurants on 1.30 acres.
