[2024] Noteworthy Hotel Developers in Tennessee

Hotel development in Tennessee is on the rise again. Read on for more on Tennessee hotel developers and the planned hotel construction projects in Tennessee that exemplify their work.

This list is based on hotel developers that have planned hotel construction projects in Tennessee for 2024, per a query of BuildCentral’s HotelMarketData from 11/10/23 to 1/11/24.

Prior to the COVID-19 pandemic, Tennessee – and, more specifically, its capital city, Nashville – had become a hub for hotel construction, what with Music City’s substantive population growth and status as a major tourist attraction.

2020 Census data reveals not only that Tennessee’s population has grown 7.6 percent in the last decade, with that population growth concentrated in the seven counties that comprise Greater Nashville. Similarly, Nashville’s population has grown by 12.84 percent since 2010, with a 0.57 percent yearly average. 

As for tourism, Nashville boomed pre-pandemic. In 2020, though, the coronavirus wreaked havoc, even if the hotel industry is showing signs of recovery with increased visitors and in nightly, per-room revenue.

As Tennessee’s population and economic growth return to pre-pandemic form, hotel developers will likely follow suit. As seen in the below list, developers are focusing their efforts in and around Nashville, albeit with some significant projects set to take shape outside of Middle Tennessee. 

SouthStar:

SouthStar leads our list with 1,300 rooms in planning for 2024. SouthStar is the developer for the Spring Hill Crossings project listed below. As of 11/21/23, this hotel is being planned as part of the Spring Hill Crossings Hotel Development, outlined in project # 3352926. It is expected to begin and finish construction sometime between March 2024 and July 2027.

Next in the spotlight is Big River Partners, LLC with 1,200 rooms in development. The city has extended the deadline to start vertical construction on at least one part of the phase to June 2024.

Chartwell Hospitality: 

Chartwell Hospitality is next on our list with 820 rooms in development. The City of Franklin BOMA & FMPC Joint Conceptual Workshop reviewed the development plan for this project on 12/14/23.

White Lodging Services Corp: 

White Lodging Services Corp has an impressive 789 rooms in development. As of 12/19/23, final site plan approval for this Marriott project is currently being sought at the city of Nashville.

Details:  Plans call for construction of a 35-story, 789-room luxury hotel tower on 0.6 acres with a 190-space underground parking garage. Amenities will include an eighth-floor amenity deck, a rooftop bar, meeting room, and a 12,300-square-foot, ground-floor restaurant.

Sagestone Partners: 

Sagestone Partners completes our list with 650 rooms in development as of 1/11/2024. On 7/10/23, a representative from Big River Partners, LLC stated that a construction schedule is uncertain at this time. They have secured funding and are waiting on the most practical time to start the project. The city has extended the deadline to start vertical construction on at least one part of the phase to June 2024.
